Airbnb parking information should answer one question before a guest books: where can they actually leave their vehicle, on what terms? For a London flat, a nearby space, a resident's permit and an allocated private bay are three very different arrangements.
Build your parking description from what you have verified. Then make the listing, arrival message and house guide agree. This checklist helps hosts avoid promising a space they cannot reliably provide.
Start with the parking arrangement you can offer
Walk the route from the street to the space and back to the property entrance. Identify which of these descriptions fits:
- An allocated private bay: a specific space that guests are permitted to use, with any access, vehicle-size and permit requirements confirmed.
- Shared private parking: spaces available under the building's rules, potentially without a guaranteed bay. Explain that limitation clearly.
- Public on-street parking: council-controlled bays that guests must check and pay for as applicable. Availability is outside the host's control.
- An independent car park: an off-site option operated by somebody else, with its own booking, payment and access arrangements.
- No parking supplied: a perfectly usable description when paired with clear transport information and realistic alternatives.
A space appearing empty does not establish permission to use it. For a private bay, check the relevant lease or parking agreement and confirm guest use with the building manager where needed. Record the bay identifier, access method and restrictions in your property notes.
Check permits for the actual borough and property
Do not assume that owning a London property allows you to buy visitor permits for paying guests. Eligibility, permitted use and the bays covered must be checked against the council's current rules.
For example, Westminster's on-street visitor parking guidance says it does not operate an on-street visitor permit scheme. Its estate parking arrangements are separate. Avoid turning advice about one type of parking into a promise about another.
In Camden, the visitor permit eligibility guidance requires the purchaser to live in Camden for at least five nights a week. A host who lives elsewhere should not assume they qualify simply because they own a flat there.
Check the precise address, account eligibility and proposed use before offering any permit. If the rules do not clearly cover your arrangement, ask the council. Until it is confirmed, describe parking as something the guest must arrange independently.
Make the Airbnb listing specific
Airbnb includes parking and facilities among its listing amenity categories. Review the available options in the current listing editor and select only those that accurately describe what guests receive.
Use the description to explain details a tick box cannot convey: whether a bay is reserved, how many vehicles fit, whether payment is separate, and any confirmed height or width limit. Never estimate a clearance from a photograph. Check the displayed limit or obtain the operator's specification.
Keep “nearby” separate from “included”. A public car park within walking distance is useful information, but it is not a private space supplied with the flat. The same accuracy principle applies throughout your Airbnb listing copy.
Illustrative wording for a property without a space: “Parking is not included with this flat. Public parking options nearby are independently operated, subject to availability and charged separately. Please check the operator's current prices, vehicle restrictions and access hours before travelling.” Adapt this example to the verified situation; it does not describe a particular StayinLondon property.
Send an arrival message guests can act on
For a confirmed private bay, send the approach route, bay number, access instructions, permit steps and a contact route if something goes wrong. Keep sensitive gate codes within your normal secure check-in process.
For public or independent parking, provide the official council or operator page. Ask guests to check the signs, location code, permitted hours and current terms for the actual bay they choose. An old screenshot in a welcome guide should not be their only source.
A useful pre-arrival message covers:
- Whether parking is included, reserved or independently arranged.
- The verified entrance or official information link.
- Any confirmed vehicle restrictions and arrival access hours.
- Who makes the booking or payment and activates any valid permit.
- What to do if the expected option is unavailable.
Ask for vehicle details only where needed for an agreed parking arrangement, and handle them through your established booking process. If access depends on collecting a fob inside the flat, explain the sequence so the driver is not left blocking the entrance while the group searches for it.
Keep parking separate from London driving charges
Paying for a bay does not settle charges that may apply to the journey. Direct drivers to Transport for London's official driving pages, which link to the vehicle checker, ULEZ, Congestion Charge and tunnel charging information.
Guests should check their vehicle and route before travelling. Avoid copying a single daily price into a message and suggesting it covers every charge. For guests reconsidering a car journey, add the nearest station and a realistic walking route to the welcome guide.
Plan for an occupied bay or failed gate
Assign somebody to check the space and access before arrival where parking is included. Test the fob, confirm the bay is usable and check for notices about works or closures. Keep a photograph of the correct bay for the team, without exposing other residents' vehicle details unnecessarily.
If the space is unavailable, contact the guest promptly, explain the verified problem and discuss a workable alternative. Do not send them to a neighbour's bay or promise that a restriction will not be enforced. Record the issue, the agreed next step and the person handling it.
Update the listing and saved messages whenever the arrangement changes. A simple parking record should contain the source of permission, access details, restrictions, official information links and the date last checked.
