Reliable property access is a small part of Airbnb hosting until something goes wrong. Lost keys, failed smart locks and unclear building access can quickly become an emergency for both guest and host.

London properties also vary considerably: a terraced house may allow a different solution from a leasehold apartment with a concierge and shared entrance.

1. Smart locks and digital access

Smart locks can allow time-limited codes and reduce dependence on physical keys. They can work particularly well where the host manages arrivals remotely.

Before installing one, check door compatibility, battery backup, internet or hub requirements and any building or insurance restrictions. There should always be a fallback if the device fails.

2. Secure lockboxes

A lockbox can provide flexible self check-in without changing the door lock. Placement is critical: do not attach a lockbox to communal property, railings or street furniture without permission.

Codes should be changed appropriately and should not be shared earlier or more widely than necessary.

3. Meet-and-greet check-in

Meeting the guest in person allows the host or manager to explain access and property features. It can be useful for high-value homes or buildings with complicated entry procedures.

The disadvantage is scheduling. Delayed flights and London traffic can make fixed meeting times inefficient.

4. Concierge or building reception

Some managed apartment buildings may allow approved key collection through a concierge or reception. Never assume this is permitted; agree the process with the building first and avoid creating extra responsibilities for staff without approval.

A local management company can integrate access with guest communication, housekeeping and emergency support. This is particularly useful for owners who live abroad or cannot attend when keys are lost.

What is the best Airbnb check-in method?

The best method depends on security, building rules, guest convenience and the availability of local backup. A smart lock is not automatically better than a physical key if the building still requires a separate communal key or fob.

Create a backup access plan

Every method can fail. Keep a secure spare-key process and define who can attend the property outside normal hours. Do not leave emergency access dependent on one person being available.

Send instructions before arrival

Provide concise step-by-step access instructions before check-in. Include photographs where they genuinely clarify an entrance or lock, but avoid sending sensitive access information unnecessarily early.

Your Airbnb welcome information should also explain what guests do with keys during and after the stay.

Think about security after check-out

Where codes are used, make sure access expires or changes between reservations. Where physical keys are used, track copies and have a process for missing keys.
