Airbnb late checkout is a request to keep using the property beyond the booked departure time. For a London host, the decision depends on more than an empty calendar: cleaning, linen, inspections, access and the next guest's arrival all need to fit.
This guide helps you assess a request, confirm any charge and pass the change to the people preparing the home. For the normal departure message and key-return sequence, use our separate Airbnb checkout instructions template.
Do hosts have to allow late checkout?
Airbnb's late checkout guidance tells guests to ask their host for the time they would like to leave. The host then decides whether it is possible. A request is therefore pending until you confirm it; replying that you will check the arrangements should not sound like approval.
Start with the checkout time on that reservation. Avoid treating a general platform default as the agreed time for every home. Ask the guest for a specific departure time in London local time and clarify whether they want continued use of the flat or somewhere to leave bags.
Check the turnover before agreeing
Look at the outgoing reservation, the next booking and the work scheduled between them. Include any earlier arrival you have already approved for the next guest. A standard check-in time is not the right planning deadline if you have promised access before it.
- Housekeeping: can the cleaner actually start later, and complete the required reset?
- Linen and supplies: does a delivery or collection depend on the original departure time?
- Maintenance: is a contractor expecting an empty home or a fixed access window?
- Final checks: is there time to inspect the home and resolve something unexpected?
- Access: will the guest's keys, fobs or time-limited code still work until the approved departure?
Ask the person doing the work rather than assuming that a later start is available. A cleaner may have another property afterwards, and a concierge or key-handover service may have fixed hours. Our cleaning and turnover guide covers the wider preparation plan.
Work backwards from the next confirmed arrival
Use a simple planning calculation: the next agreed access time, minus the preparation time the team needs, minus a realistic allowance for problems. Then check whether the team can attend at the resulting time. This is an operating decision for the particular home, not a universal allowance.
Illustrative example: a guest asks to move checkout from 11am to 1pm, with the next arrival confirmed for 3pm. If the team needs three hours for cleaning and checks, a two-hour gap does not work. A payment would not create the missing preparation time. Decline the requested time, or offer an earlier alternative only after confirming it with the team.
If there is no arrival that day, still check staff commitments and maintenance. Decide when the home must be available and when the guest's permission to use it ends. Do not leave the arrangement open-ended.
Can you charge for Airbnb late checkout?
Airbnb's late checkout guidance says that hosts may charge extra, including where accommodating the request creates additional cleaning costs. It does not set a standard fee for every home. Decide whether you can offer the extension before discussing a price.
If there is a charge, explain the exact amount, what departure time it covers and how the guest should accept and pay before they rely on the arrangement. Make clear whether your proposal is still awaiting their agreement. Do not present a paid extension as compulsory.
Use Airbnb's supported payment process for the reservation. Its Resolution Centre guidance distinguishes optional services from changes to the reservation: changes to nights, guest numbers or pet numbers must use Change reservation. Follow the current guidance for the request rather than using a separate transfer or assuming every payment belongs in the Resolution Centre.
A pre-agreed optional extension and an unapproved delay are different situations. Do not turn an overdue departure into an invented automatic penalty or promise that Airbnb will collect a disputed charge.
Confirm the decision and update every handover
A useful approval states the reservation date, the new departure time, any agreed charge and the key-return procedure. Keep the confirmation in the booking conversation so the guest and anyone covering the inbox can find it.
Update the internal record and tell housekeeping, the person handling access and anyone with a scheduled visit. Check the access system's expiry time, then review the departure reminder. An old automated message saying 11am can undermine an approved noon checkout.
Keep the original booked time and the approved exception visible in your operating record. This helps the next person understand why the schedule changed. Our automated messages checklist explains how to prevent conflicting reminders.
Late checkout messages you can adapt
These are illustrative templates. Replace every bracketed detail and only send an approval after the arrangements are confirmed.
While checking: Thank you for asking. Please confirm the time you would like to leave on [date], in London local time. I will check the preparation schedule and reply by [time]. Your booked checkout time of [time] still applies unless we confirm a change.
When approved: Your later checkout is confirmed for [time] on [date], London local time. [There is no additional charge / The agreed charge is amount, accepted through the confirmed payment arrangement.] Please return [keys or fobs] using [procedure] and message us once everyone has left.
When unavailable: We cannot offer checkout at [requested time] because of the preparation schedule. Please complete checkout by [booked time] on [date]. If you only need help with bags, let us know so we can check whether a separate option is available.
For a chargeable proposal that has not yet been accepted, send the terms for agreement first. Use the approval template only when the conditions you set have been met.
Keep luggage storage separate
Leaving bags does not automatically include a right to remain in, or return to, the flat. Airbnb's ground rules for home guests require checkout, including returning keys, by the designated time and prior approval for belongings left afterwards.
If storage is practical, agree the bag count, receiving person, collection time and access arrangements separately. Otherwise, suggest a provider only after checking the location and current hours. Our luggage handover guide sets out that decision in more detail.
What if a guest has not left at the agreed time?
Contact the guest through the booking conversation, confirm what is happening and ask for their expected departure. Tell the turnover team promptly so they can adjust their work. A missing departure message alone does not prove that someone is still inside; follow your agreed contact and access process.
Record the agreed time, messages and actual departure when confirmed. If the situation cannot be resolved, contact Airbnb support for help with the reservation. Avoid threatening a penalty or trying to solve the delay by disabling access while people or belongings remain inside.
Make the exception easy to manage
A workable late checkout has a definite end time, a feasible preparation plan and one clear confirmation shared with the guest and team. Review repeated requests to see whether your standard information needs to explain the process earlier.
