Is your London property a good fit?

We focus on apartments and townhouses with two or more bedrooms in London's Zones 1 and 2. Our local team has managed London properties since 2016, with a personal approach to owner communication and property care. Tell us where your property is, when it is available and what you want from letting it. We will review its suitability and discuss the service and costs with you.

What could your London property earn?

Rental income varies by property, location, condition, season, availability, local restrictions, pricing and guest demand. We review your property and relevant comparable listings before providing a tailored estimate. Short- or medium-term letting may provide greater flexibility than a traditional tenancy, but it is not suitable for every property and higher income is not guaranteed. Our assessment explains the assumptions behind the estimate, expected operating costs and our management fee so you can compare options on a like-for-like basis.

Is there demand for short-term rentals in London?

London attracts leisure and business visitors throughout the year, but demand, nightly rates and occupancy vary significantly by area, property type, season and availability. We assess each property individually using recent comparable listings and our operational experience. We do not rely on city-wide averages as a promise of what an individual property will earn. Questions from London property owners

Explore how management works, how your property is cared for and what to discuss before appointing a manager.

How much do Airbnb management companies charge in London?

Compare each provider's percentage, the revenue it applies to, VAT and separately charged services. Stay In London's advertised plans include 12%, 15% and 17% plus VAT, with eligibility and contract terms differing by plan. See our current pricing and plan conditions before choosing.

For illustration only, a 15% management fee on an agreed fee base of £3,000 is £450 before VAT. At 20% VAT, that fee totals £540. The remaining £2,460 is before platform charges and other property costs; it is not net profit. Confirm the applicable fee base and costs in your proposal.

Is there a host dashboard or an app?

Absolutely, all our hosts have access to a dashboard via a browser, where they can block off the nights for personal use, as well as all the upcoming reservations, housekeeping jobs and payouts.

‍

How do I get paid?

We will collect guests’ accommodation payments to our Safeguarded Client Deposit Account, prepare a monthly report with all the booking details, which is available for you to see on client dashboard online, then deduct our commission and make a monthly transfer to your account.

‍

How do you screen Airbnb guests in London?

We review guest profiles, booking patterns, reviews, account history and communication behaviour. Where necessary, we request additional clarification before confirming a booking.

Do you report damages?

Yes. We conduct inspections and provide reporting where required.

When I’m away, who will arrange maintenance?

Some of the general tasks can be picked up by our operations team during regular property visits or by handymen we've partnered up with. However if it’s something a little more complex we’ll always consult you and can arrange specialised tradespeople to attend - e.g. boiler technician, certified plumber etc.

‍

Why use a short-let property management company in London?

Running a short-term rental property is time consuming and requires specialist knowledge, especially how to market it across multiple platforms like airbnb and booking.com. Engaging a management company saves you time and hassle.

‍

Why become an airbnb host in London?

Short or medium stays may suit owners who want flexibility between bookings and professional help with daily operations. The financial result depends on the property's availability, permitted use, rates, occupancy and costs. Higher income than a conventional let is not guaranteed. Request a property assessment to compare options for your home.
