Can I Airbnb My London Property If I Have a Mortgage? 2026 Guide

Updated: September 2026.

It may be possible to rent a mortgaged property on Airbnb, but permission depends on the exact mortgage product and lender terms. Owners should never assume that permission to occupy a property personally also permits short-term paying guests.

Check your mortgage conditions first

Residential, buy-to-let and specialist holiday-let mortgage products can treat short-term letting differently. Some lenders may permit limited hosting, some may require consent and others may prohibit it. Policies also change, so historic lender rules quoted online should not be relied upon without checking your current mortgage documentation and lender.

Mortgage permission is only one part of compliance

Even if your lender permits Airbnb, you still need to consider planning, leasehold restrictions, insurance and building rules. For an entire home in Greater London, the London 90-day rule generally limits short-term use to 90 nights per calendar year without the relevant planning permission.

If the property is leasehold, read our 2026 leasehold restrictions guide. A lease can prohibit or restrict short lets independently of your mortgage.

Make sure the property is correctly insured

Standard residential cover may not be suitable for short-term paying guests. Airbnb’s AirCover is useful platform protection but is not a substitute for appropriate property insurance. See our London Airbnb insurance guide.

Can Airbnb income help cover mortgage costs?

Potentially, but owners should model net rather than gross revenue. A short-let forecast needs to account for ADR, occupancy, management fees, platform commissions, utilities, cleaning, linen, maintenance and insurance.

Flexible letting can produce a different income profile from a conventional tenancy, but it is not guaranteed to outperform it. Our Airbnb vs long-term letting guide explains the comparison.

What if you live overseas?

Owners who are away from London need a reliable operational setup for guest communication, cleaning, key management and emergencies. A professional Airbnb management company in London can handle the operational work, but the owner remains responsible for ensuring the letting strategy is permitted.

Before listing a mortgaged London property

  • Read the mortgage conditions and obtain lender clarification where needed.
  • Check the lease or freehold arrangements.
  • Establish the planning position and 90-day-rule implications.
  • Arrange appropriate short-let insurance.
  • Model realistic net revenue rather than relying on headline nightly rates.
