Good Airbnb interior design starts with how a guest will use the home. In a London flat, a beautiful sofa is of limited help if it blocks the wardrobe, leaves nowhere for luggage or makes the dining table awkward to reach. Before buying furniture, test the layout as a place to live.

Write a room brief before making a shopping list

For each room, record the advertised guest capacity, the activities it must support and the furniture already worth keeping. A living room might need to seat four people, provide a place for a meal and accommodate an occasional laptop. Those requirements should determine the layout before you choose colours.

Measure the room, door openings and delivery route. Mark proposed furniture footprints with removable tape, then open doors and drawers and pull out chairs. Check the space in its busiest configuration, not just when everything is tucked away. If a sofa bed is part of the listing, test the room with it open.

Protect the routes guests actually use

Walk from the entrance to each bedroom and bathroom carrying a suitcase. Identify where a guest can put that suitcase down without obstructing a doorway. A narrow console or an extra armchair may look attractive but be the wrong choice for that particular room.

Keep access to windows, heating controls and everyday cupboards practical. Avoid layouts that require guests to move heavy furniture to use ordinary features. Do not describe a property as accessible simply because you have improved circulation; any accessibility information should reflect measured, verified features.

Make the bedroom work after the lights go out

Try the bed rather than judging it from the doorway. Is there a reachable place for a phone, glasses and water? Can a guest use the bedside light without getting up? Do curtains close properly, and can the wardrobe open when luggage is in the room?

Airbnb's home preparation guidance emphasises a comfortable mattress, bedside furniture and accessible lighting. Treat those as a starting point for testing the whole room. Pair the mattress and bed base correctly and follow the supplier's care instructions.

Choose furniture you can maintain and replace

Before ordering upholstered furniture, ask how it is cleaned, whether covers or individual parts can be replaced, and how long replacement components take to arrive. Keep product references, dimensions, receipts and care instructions in the property inventory.

For dining furniture, sit at the table with every chair in use. Check that the seats suit the table height and that the surface can be maintained using the cleaning products your team actually uses. An unusual finish that needs specialist treatment deserves a deliberate decision about cost and upkeep.

Check the applicable product and furnishing safety requirements before purchase. A fabric described as durable or stain-resistant is not, by itself, evidence that a furnishing meets the requirements for your intended use.

Give guests storage that belongs to them

Allocate a specific place for clothes, toiletries, bags and coats. Separate owner possessions and operational supplies from guest storage. A cupboard technically present in the photograph is not useful guest storage if it is full of spare linen.

Airbnb's decluttering advice recommends leaving room for visitors' belongings and limiting unnecessary objects. Apply this through a simple test: imagine unpacking for a week and identify where everything would go.

Add character with a repeatable setup

Choose a small number of decorative pieces that suit the home and are easy to return to their intended position. A local print, a consistent colour palette or one distinctive chair can provide character without covering every surface.

Create a reference photograph for each completed room. This helps the housekeeping team reproduce the intended arrangement and spot missing items. Discuss the setup with the cleaner before finalising it: objects that must be moved repeatedly add work, while fragile items may be unsuitable for frequent handling.

Prioritise spending with a simple decision list

  1. Fix: damaged furniture, awkward access and features guests cannot use reliably.
  2. Improve: uncomfortable seating, insufficient guest storage and poorly placed lighting.
  3. Finish: artwork, coordinated accessories and other decorative details.

Assign a reason and a total cost to each proposed change, including delivery, assembly and disposal. Do not assume a refurbishment will produce a particular nightly-rate increase. Review guest feedback and property performance afterwards, allowing for changes in prices, availability and season.

Do a guest rehearsal before new photographs

Run through arrival, unpacking, preparing a meal, sitting together and getting ready for bed. Then ask the housekeeping team to complete a normal reset. Resolve the practical problems before arranging the listing photography, and show the furniture guests will actually find.
